How this Nashville agent helped with multiple offers

Andrew Dicker wasn’t always a real estate agent, but he has always had the strong people skills needed to thrive in the market. In 2012, while working in the restaurant industry, Andrew met Christy and John Blackwell who noticed that unique sparkle immediately and offered him a spot on their small real estate team.


“When I started, there were eight people in the office. Now there are about 250 people and we have three different offices spread around Middle Tennessee,” says Andrew. “'There’s been fast growth but it’s very exciting.”


Andrew is now one of the top-selling agents for Blackwell Realty and Auction in East Nashville where he puts his clients first.

The growing Nashville market


After moving to Nashville in 2005, Andrew watched Nashville grow from the small state capital of Tennessee to a thriving metropolitan. 


“We've had around 100 people move here a day for five or six years. Within the last couple of years since COVID, it's been 200 to 300 people a day,” explains Andrew. “It's gone absolutely haywire.”


Nashville has been experiencing record growth for years. According to a Zillow report, the Nashville housing market is now worth $267 billion, growing by $52 billion in 2021 alone. The Music City also continues to have the fastest-selling homes across the country, with the average home selling in just 13 days.


Experts are predicting that in 2022 home value will continue to increase, rising from up 6% to a high of 19.8% in the metro area. Meanwhile, inventory is still expected to be tight this year. So anyone looking to buy a home in Nashville needs to be prepared for some competition. Luckily, Andrew is ready.

Struggling with multiple offer situations

One of the biggest challenges that agents are facing in Nashville are multiple offer situations. “Probably about 40% of the offers we see are cash,” Andrew says. Most of the cash buyers are out-of-state—from California and the east coast. “They have cash in hand to buy houses and just kind of kill everybody in the local market,” Andrew remarks. 


Multiple offer situations and bidding wars became the new normal in 2021 and continue to be in 2022. According to the National Association of Realtors there were, on average, nearly four offers for every home sold in December 2021.


With homes selling at record speeds in Nashville, buyers need to come right out of the gate with strong, competitive offers. That’s how Andrew came to Ribbon.
